Painting a Home in Parow

Much of Parow's housing stock is older single-storey brick under plaster, and a good share of it was built without an effective damp-proof course. That is the single biggest factor in what a repaint here costs and how long it lasts. If a wall is drawing moisture up from the ground, no paint will hold on it — the film blisters and peels along the bottom 400–900mm within a season or two.

The practical consequence is that a Parow quote should tell you two things before it tells you a price: whether the wall is dry, and what is being done about it if it is not. Rising damp shows as a tide mark with salting; penetrating damp appears as isolated patches, usually near a downpipe or a failed sill; condensation shows as mould in corners and behind furniture. They are three different problems with three different repairs.

The upside is that Parow homes are smaller than in the surrounding suburbs, so total job values are lower. A typical three-bedroom exterior sits well under what the same work costs on a larger stand a few kilometres north. What you save on square metres is worth putting into preparation.

What Painting Costs in Parow

Typical ranges for Parow properties. Smaller homes carry a slightly higher rate per square metre because setup, masking and travel are fixed costs spread over less wall.

Damp treatment is quoted separately after inspection. The plaster has to be hacked off, the course installed and the wall re-plastered and left to dry before any paint goes on — that sequence cannot be compressed. All figures are guide ranges for comparison only — a firm price needs a site measurement.

When to Paint in Parow

Exterior work runs from roughly November to April. That is a slightly tighter window than the drier suburbs further inland, because walls with any damp history need longer to dry out and the winter rain sets that back every time.

If damp work is part of the job, the timing matters even more. A newly re-plastered wall needs weeks, not days, to release its construction moisture before it can be sealed and painted. Starting that sequence in May means the wall is still wet in August. Starting it in October means you are painting a dry wall by December.

Interior painting can be done any time. Winter is the sensible season for it here — the crew is available, and you are not competing with the rush for exterior slots.

What to Put on a Parow House

On older solid walls, breathability is the point. A cheap plastic-heavy PVA seals moisture into the wall, and it comes back off in sheets. A breathable mineral or silicone-modified exterior paint lets vapour move outward while shedding rain, which is what an older plastered wall needs.

Do not confuse a damp-proof or waterproof coating with a damp fix. Those products belong on a wall that has already been repaired and dried. Applied over active rising damp they trap the moisture and push the problem higher up the wall.

For interiors, an acrylic PVA in matt is fine for ceilings and bedrooms. Passages, kitchens and children's rooms are worth the step up to a washable low-sheen — the surface takes a wipe instead of needing a repaint. Bathrooms and kitchens should get a moisture-resistant sheen with a mould inhibitor, especially in homes without extraction.

Before You Repaint in Parow

  • Have any damp identified by type before you accept a quote. Rising, penetrating and condensation damp are not interchangeable problems
  • Never let anyone paint over a tide mark or salting. It will be back through the new coat within a season
  • Wash chalky old walls down and let them dry fully. Chalk is dead paint and nothing bonds to it
  • Ask for the m² rate, not just a total. On smaller homes this is where you spot an inflated quote
  • Budget two coats. On a colour change over an old, porous wall you may need three, and the quote should say so upfront
  • Check the gutters and downpipes before painting. A leaking joint will stain a fresh wall within one winter
  • If the ceilings are older, check for cracks and sagging boards before painting rather than after

Parow Painting Questions

What does it cost to paint a three-bedroom house in Parow?
A full exterior repaint on a standard three-bedroom single-storey typically runs R18,000 to R34,000 including preparation and two coats. Interiors are usually R14,000 to R26,000 for the whole house. Damp treatment, if needed, sits outside those figures and is quoted per metre run after inspection.
My paint keeps peeling near the floor. What is causing it?
That pattern — peeling and blistering in the bottom band of the wall, often with a chalky white salt deposit — is rising damp. The wall is drawing groundwater upward because there is no working damp-proof course, or the existing one has been bridged. Repainting will not fix it. The course has to be installed and the wall re-plastered and dried first.
Can the damp work and the painting be done in one visit?
No, and be sceptical of anyone who says otherwise. After the damp course goes in, the wall must be re-plastered and then left to release its moisture. Painting a wall that is still drying seals the moisture in and undoes the repair you just paid for.
Is cheap paint ever the right call?
On interior ceilings and low-traffic bedrooms, the gap between mid-range and premium is small and hard to see. On exteriors it is not — a budget exterior tin will need redoing in three to four years against seven or eight for a good one. Spend outside, save inside.
How long does a full repaint take?
A three-bedroom exterior is usually four to six working days including preparation and two coats. Interiors of the same size take three to five days. Add a week or more if damp repair is in scope, because of the drying time between plaster and paint.
